RCCC Update; February 2015 – I am receiving many inquiries from disappointed potential sellers in River Creek. I feel your pain. The market slowdown late in 2014 caused many properties to linger, and combined with the possibility that they were “over listed” to begin with (listing price too high initially, leading to unwanted days on market), the process of reducing price was ineffective as well. There will likely be many exceptional properties re-listed, combined with the natural flow of new listings. This will likely lead to a unique buying opportunity for those seeking to live in the premier golf course community in Northern Virginia.

Important RCCC Market Update, September 20, 2014 – Given the recent overall market slowdown, there has been an exaggerated effect on the spectacular homes in River Creek, a neighborhood which mysteriously did not fully rebound from the market declines of 2008-2009. Particular focus should be on the magnificent four-level homes on the bluff overlooking the Potomac River and the 17th/18th hole of the River Creek golf course. My disbelief that these one-of-a-kind masterpieces refuse to rebound significantly in price from the depth of 2009  has transformed into being completely mystified that several unique upscale homes are begging to be sold at recession-level prices. I am often asked by buyers to find them a “great deal”, usually in hopes that a bank-owned property will be tossed to the curb at 1/2 price. I can’t help you there; however, I can help you identify extreme value in a quality location which has a history of being unknown outside of the immediate area. If buyers migrating from out of town knew of these bargains, the discount listings would likely disappear quickly. If those seeking similar quality only knew this neighborhood existed, prices would rise. The entire River Creek community is currently a “buy”, especially given many sellers’ willingness to sell well below what they once considered “reasonable levels”.

With the above in mind, I recommend you click on the link, above, to see River Creek listings. As an example of what I am saying, focus on these three (3) properties:

  •  18354 Fairway Oaks Drive. End Unit. Listed at $919,500. 4,850 square feet of total living space.
  •  18344 Fairway Oaks Drive. End Unit. Listed at $875,000. 3,790 square feet of total living space.
  •  18376 Fairway Oaks Drive.  Spectacular home listed at $975,00 with favorable financing available. 4,885 total square feet.

I strongly urge you to contact me for more information and/or a showing on these or other River Creek properties.

With so many excellent venues and communities, it is generally impossible to state which ones stand out more than others. Afterall, we all have different tastes and prefer different locations.

With that in mind, one must consider the River Creek community as among the best gated golf course communities in either Fairfax or Loudoun County.

Rarely do you find a community in which there are a wide variety of housing alternatives, a first class and well-maintained golf course, clubhouse facilites and restaurants which match premier quality with Potomac River views, and an overall natural venue along the banks of the Potomac River. This natural venue allows for some of the most beautiful and memorable golf holes in the area as well as a setting for some of the most spectacular homes and town homes in Northern Virginia. There is also river access for recreational purposes, and the River Creek Yacht Club provides a distinctive outlet for the water-lovers in the family.

If you seek quality housing in a golf community, check out the River Creek Country Club. With quality, brick town homes close to the Potomac River and the clubhouse available at prices starting around $430,000, incredible upscale four level townhomes on the bluff overlooking the golf course and the Potomac, golf villas reminiscent of the finest in Florida or Palm Springs, estate homes with Potomac River views, or spacious, quality single family housing in a quality community, everything about the housing in River Creek is first class. Like Piedmont, River Creek Country Club is part of the Club Corporation of America family. This allows for reciprocal playing privileges at Piedmont and Chantilly Country Club, in addition to the many high end services offered by Club Corp.

The recent nationwide real estate downturn spilled over into many communities. In River Creek, it has afforded buyers a chance to buy into a neighborhood which was previously “out of reach” for many. Quite frankly, I am surprised that River Creek pricing has not rebounded closer to “pre crash” levels. I welcome any and all calls by buyers who care to be pleasantly surprised by the quality available in this outstanding community. Please call me for further details. For residents in River Creek, I welcome any discussion related to how we can elevate the price levels to “where they should be”, given the strong rebound in prices in other communities.

For those thinking of listing their home for sale in River Creek, remember that the cream always rises to the top. What you have cannot and will not be recreated. If you want to discuss your neighborhood and get an independent, confidential assessment of value, please call or email me. I assure you that I will market your neighborhood with unbridled enthusiasm.

River Creek Contry Club is located five miles south of the town of Leesburg, Virginia, 30 miles from downtown Washington, D.C., between Route 7 and the Potomac River. It was formerly known as Edwards Landing, and its historical roots date back to the War of 1812 and the Civil War.
